DESCRIPTION:
This home is quintessential Anna Maria Island in every way! While this lovingly renovated and adorable historic cottage is cozy and perfect in every way - the true gem of this home is the huge outdoor private backyard oasis and expansive lagoon-style heated pool!

Located on one of the most beloved streets on the island, Magnolia Avenue, this home is easily within walking distance of the Pine Avenue, shops, and restaurants, as well as the beautiful white sand beaches alongside the Gulf of Mexico! The home is also very close to the community center which is perfect for those looking for a fitness center, tennis courts, and even playground to use throughout their stay!

The home has an enclosed front porch so guests can enjoy some beachy breezes while sipping sweet tea. Step inside the historic home and you will find a living room with TV and soaring ceilings opening up to a loft above. Off the living room there is a queen bedroom with TV, dresser and closet. Walk toward the back of the home to find the open kitchen and dining area with stainless steel appliances and fully stocked for every need you may need to whip up a home-cooked meal! There is dining space for up to 6 at the dining table.

From this space, you can access the second queen bedroom with TV, dresser, closet, and en-suite full bath with shower/tub combination. Additionally from the kitchen is a hall full bath with walk in shower. Upstairs in the loft you will find two adorable twin beds, dresser, closet, TV and a cute and cozy half bath! The home also has a washer and dryer.

From the back of the home, once you step through the back door you will find yourself in the most perfect Florida island escape! The home’s backyard is simply stunning with mature and beautifully designed landscaping, winding paths, a huge lagoon style heated pool with sun shelf and table for in pool dining! The backyard is very wide so even though it’s completely private the pool and sun lounging areas do get plenty of sunshine throughout the day! There is an outdoor cabana with custom bar and bar seating with two TVs and outdoor lighting perfect for entertaining or simply spending the entire day outside poolside! Or if you walk to the beach with the included beach gear, you can come home and rinse off in an enclosed outdoor shower, grill up some dinner on the propane grill and entertain in style as there is a picnic table as well as bar height dining table for outdoor dining!

The home has enough parking for 2-3 cars in driveway. There is no garage.

POLICIES:
Pets are accepted with prior approval only if they meet our pet policy guidelines, max of 2, < 65 lbs each, and with payment of $100 (<4 day, $200 (4-14 day), $400 (15+ day) per pet per stay.

NO SMOKING.

Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.  

Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards.  A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay. 

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home’s occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest.  Please keep in mind extra sets are not kept in homes. 


GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!

BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

POOL & SPA (if any):
The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

PAYMENTS:
  • 50% of total amount due must be made at time of reservation request to confirm reservation.
  • 50% of total amount due must be paid on or before 60 days prior to check-in date
  • Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.

Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.

Special Place
This was our second year staying at Coconut Lagoon. Both times it has been wonderful! The cottage is so cozy and inviting; always very clean on arrival. The pool and backyard are truly magical! Our kids have fallen in love with playing back there. The staff is friendly, helpful and accommodating. We have already booked for next year and can’t wait to be back. Thank you, Once Upon A Beach!

Perfect Getaway
We absolutely fell in love with Coconut Lagoon. It is the perfect little cottage with thee best backyard oasis. We enjoyed hours in our backyard. The location is perfect for us. We can walk to the beach, Ginny’s, Harry’s, the Pier, Waterfront, Pine Ave. and we are just steps to the center. We love to play pickleball at the center. The people are so welcoming and we have made so many friends. We love Coconut lagoon so much we already booked it for next year. Once Upon A Beach was amazing to work with too. The people in the office are so friendly. What an amazing little cottage. Anna Maria has stolen our hearts. Looking forward to next year and spending our time at Coconut Lagoon ❤️🌴😎 Thanks to the owners for sharing their adorable house with us.

Coconut Lagoon
Coconut Lagoon was the perfect cottage for our small family! The backyard pool garden is truly lovely, and the interior has been updated and is clean and fresh. The cottage’s location on Magnolia is the perfect location—right in the middle of all AMI has to offer! The staff at Once Upon a Beach was friendly, professional and responsive. A great spot for a great vacation!

Coconut Lagoon
We have stayed in many different homes in AMI and Coconut Lagoon was by far the best. The backyard oasis was fabulous and spent 95% of our time enjoying the pristine landscape and pool. Beach access, shopping and dining were within walking distance only our golf cart was our preferred transportation. Can’t wait to book another memorable family vacation with onceuponabeach. Great time thanks to you and your wonderful staff. 5 star for sure

I have part of my family coming by RV. Is there a place where an RV can be parked and possibly plugged in? I know there’s a community center across the street. Any information would be helpful. Thank you.

Answer:

This home has limited parking so parking multiple regular vehicles and/or golf cart is limited to about 2, or 3 smaller ones.  RV parking is not possible here.  The community center is just across the street but that is private parking.  Additional parking may be available nearby but we recommend you contact us directly for options based on what time of year you are coming.
