While this lovingly renovated and adorable historic cottage is cozy and perfect in every way… the true gem of this home is the huge outdoor private backyard oasis and expansive lagoon-style heated pool! Located on one of the most beloved streets on the island, Magnolia Avenue, this home is easily within walking distance of the Pine Avenue, shops, and restaurants, as well as the beautiful white sand beaches alongside the Gulf of Mexico! The home is also very close to the community center which is perfect for those looking for a fitness center, tennis courts, and even playground to use throughout their stay! The home has an enclosed front porch so guests can enjoy some beachy breezes while sipping sweet tea. Step inside the historic home and you will find a living room with TV and soaring ceilings opening up to a loft above. Off the living room there is a queen bedroom with TV, dresser and closet. Walk toward the back of the home to find the open kitchen and dining area with stainless steel appliances and fully stocked for every need you may need to whip up a home-cooked meal! There is dining space for up to 6 at the dining table. From this space, you can access the second queen bedroom with TV, dresser, closet, and en-suite full bath with shower/tub combination. Additionally from the kitchen is a hall full bath with walk in shower. Upstairs in the loft you will find two adorable twin beds, dresser, closet, TV and a cute and cozy half bath! The home also has a washer and dryer. From the back of the home, once you step through the back door you will find yourself in the most perfect Florida island escape! The home’s backyard is simply stunning with mature and beautifully designed landscaping, winding paths, a huge lagoon style heated pool with sun shelf and table for in pool dining! The backyard is very wide so even though it’s completely private the pool and sun lounging areas do get plenty of sunshine throughout the day! There is an outdoor cabana with custom bar and bar seating with two TVs and outdoor lighting perfect for entertaining or simply spending the entire day outside poolside! Or if you walk to the beach with the included beach gear, you can come home and rinse off in an enclosed outdoor shower, grill up some dinner on the propane grill and entertain in style as there is a picnic table as well as bar height dining table for outdoor dining! The home has enough parking for 2-3 cars in driveway. There is no garage. POLICIES: NO SMOKING. Dogs are accepted with prior approval only if they meet out pet policy guidelines, max of 2, < 65 lbs each, and with payment of $100-$200 per pet per stay. Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay. Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking. POOL & SPA (if any): The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (>20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment. PROPERTY SECURITY/SAFETY Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy. CLEANING AND SAFETY - We are dedicated to providing clean, safe, and comfortable homes for our guests and protecting the homes of our owners. - We have developed a comprehensive COVID-19 Vacation Safety Plan and Cleaning and Sanitation Plan. - We are offering an additional disinfectant fogging service option prior to arrival for added peace of mind. - All homes come with starter set of basic amenities, and all linens, towels, and bedding are provided. Cleaning fee covers cost of cleaning at departure. Daily housekeeping service is not included but available upon request at additional cost. PAYMENTS: 50% of total amount due must be made at time of reservation request to confirm reservation. 50% of total amount due must be paid on or before 60 days prior to check-in date Full amount due must be made at time of booking if check in date is within next 60 days. CANCELLATION POLICY: Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere. Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed. In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty. All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest. PENALTY-FREE 100% REFUND for Reservations Greater than 60 Days From Arrival: If cancelling entire or portion of reservation with an arrival date greater than 60 days from arrival a full 100% refund will be provided of all rental rates, fees and taxes. Please see Rental Agreement Cancellation Policy for details on cancellations made less than 60 days prior to arrival.
