OVERVIEW: 4 Bedrooms with/ 5th OPEN Bunk Room - Open living, kitchen, dining - King Bedroom (sleeps up to 2) w/ ensuite full bath - King Bedroom (sleeps up to 2) w/ ensuite full bath - King Bedroom (sleeps up to 2) w/ ensuite full bath - 2 Twin XL Bedroom (sleeps up to 2) - Triple Bunk Twin XL Room (sleeps up to 3) - 4 Full Baths - Fully equipped kitchen with high end appliances and large island - Large dining table - Heated saltwater pool & spa - 3 Decks/Balconies - Grill - 2 Car Garage + driveway parking - 1 Block to Beach & Holmes Beach shopping center - Centrally located on island in Holmes Beach - Outdoor shower & foot wash The home comes equipped with A/C, Heat, Cable Television, Wireless Internet, Linens, Towels, Toys, Hair Dryer, Iron/Ironing Board, Kitchenware, Beach Chairs, Beach Umbrella, Beach Cart, Cooler, Toys DESCRIPTION: This elevated single family two-story home features 4 bedrooms with 5th 'bunk room' and 4 full bathrooms. The home greets you with its beautiful beachy blue and pink hues and lush landscaping. From the moment you walk in the front door you will love everything this home has to offer including its high-end features like solid wood cabinets, and top of the line stainless steel appliances including nice-to-have features like a fully equipped kitchen to allow guests to cook up a great meal and has a double oven, ice machine, Keurig, and induction cooktop. The main living level has soaring vaulted ceilings, an open living, dining, and kitchen with a large kitchen island with bar seating for 4 and dining area that seats 10. The entire back of the home is equipped with large windows and patio doors overlooking the gorgeous pool area. Enjoy this luxurious saltwater pool and spa with ample space for lounging poolside. There is also an elevated deck area off the kitchen for grilling and hanging out while mixing a cocktail or two. There is also a foot wash and outdoor shower. On the first floor, there is a king bedroom with en-suite full bathroom with step in shower that is also accessible from main living area. There is also a second king bedroom with en-suite bathroom with step in shower, double vanity and large walk in closet. On the second floor, there are three additional bedrooms, one king bedroom with en-suite full bathroom with its own balcony, one bedroom with 2 twin XL beds, and one 'open bunk room' with triple twin XL bunk bed as well as a fourth full hall bathroom. Each bedroom has a smart TV in addition to the large screen TV in the living area for a total of 6 TVs and 2 DVD players. Cable, phone service, and wifi internet are provided. There is also a washer and dryer on site. Cable and wifi are also provided as well as beach gear! There is a 2 car garage and additional parking in the driveway in front of the home. The home is stocked with beach towels, beach umbrella, beach chairs, beach cart, and toys for all your beach-going needs as well as linens and towels for your use during your stay. The home is in a prime location centrally located on the island in Holmes Beach. It is located just minutes from the Manatee Bridge and entrance to Anna Maria Island along with the local grocery store, pharmacy, & public beach and park. The home is within walking distance of the main shopping center in Holmes Beach and is literally just across the street from the public beach access. It is located to a nearby free trolley stop that runs the length of the island and is walking distance to the local beer and wine store, as well as several bars and restaurants. POLICIES: Pets are accepted with prior approval only if they meet out pet policy guidelines, max of 2, < 65 lbs each, and with payment of $100-$200 per pet per stay . NO SMOKING. Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay. Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking. POOL & SPA (if any): The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (>20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment. PROPERTY SECURITY/SAFETY Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy. CLEANING AND SAFETY - We are dedicated to providing clean, safe, and comfortable homes for our guests and protecting the homes of our owners. - We have developed a comprehensive COVID-19 Vacation Safety Plan and Cleaning and Sanitation Plan. - We are offering an additional disinfectant fogging service option prior to arrival for added peace of mind. - All homes come with starter set of basic amenities, and all linens, towels, and bedding are provided. Cleaning fee covers cost of cleaning at departure. Daily housekeeping service is not included but available upon request at additional cost. PAYMENTS: 50% of total amount due must be made at time of reservation request to confirm reservation. 50% of total amount due must be paid on or before 60 days prior to check-in date Full amount due must be made at time of booking if check in date is within next 60 days. CANCELLATION POLICY: Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere. Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed. In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty. All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest. PENALTY-FREE 100% REFUND for Reservations Greater than 60 Days From Arrival: If cancelling entire or portion of reservation with an arrival date greater than 60 days from arrival a full 100% refund will be provided of all rental rates, fees and taxes. Please see Rental Agreement Cancellation Policy for details on cancellations made less than 60 days prior to arrival.
