The home is situated at the north end of the island within an easy bike or golf cart ride to Anna Maria's Pine Avenue shops, the bayside beach, Anna Maria City Pier and gulf-side beaches! Every amenity was thought of when this home was lovingly renovated! This home is so much fun you may never even want to leave.... bikes, kayak, SUP boards, multiple games, bocce, firepit, fishing gear, cooler, cornhole, ping pong, Xbox, and tons of beach gear! The home's ground floor has a one car garage and indoor/outdoor space with sitting area, TV and extra fridge. The pool is heated year round and the spa provides some extra warmth and relaxation at the end of hard day at the beach. The home has two grills, gas and charcoal, as well as an outdoor shower! There is small private dock perfect for wetting a line or launching your kayak! Head upstairs to the home's main living floor and you will find a gorgeous open concept living, dining, kitchen area. The huge kitchen island and breakfast bar has counter seating with stainless steel high-end appliances and every kitchen gizmo and gadget imaginable fit for every chef's need. You will be able to whip some fabulous meals at home or prep some libations for entertaining on one of the home's spacious covered balconies! There are two balconies on the first floor alone off both the front and back of the home with plenty of seating! The main floor is also home to one king bed master suite with closet, TV and en-suite full bathroom with tub/shower combination accessible from the living room as well. The living room has games and large screen TV for enjoying some family time as well as washer and dryer. Wind up the stairs and you will find the top floor has 3 additional bedrooms. There is a queen bedroom with closet, TV and full en-suite bath with walk in shower also accessible from the hallway. The 'family room' has a TRIPLE (twin) bunk as well as queen bed, closet, TV, and Xbox. The final MASTER SUITE with king bed and TV boasts a sprawling master bathroom with separate closet, toilet closet, soaking tub, huge walk in shower, double sinks, and even it's own wine/coffee bar! The top floor has two additional covered decks off the front and back of these homes with bay and canal views respectively. This home is truly going to be a home that you will want to come visit again and again for your AMI vacations! POLICIES: NO PETS. NO SMOKING. Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay. Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking. POOL & SPA (if any): The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (>20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment. PROPERTY SECURITY/SAFETY Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy. CLEANING AND SAFETY - We are dedicated to providing clean, safe, and comfortable homes for our guests and protecting the homes of our owners. - We have developed a comprehensive COVID-19 Vacation Safety Plan and Cleaning and Sanitation Plan. - We are offering an additional disinfectant fogging service option prior to arrival for added peace of mind. - All homes come with starter set of basic amenities, and all linens, towels, and bedding are provided. Cleaning fee covers cost of cleaning at departure. Daily housekeeping service is not included but available upon request at additional cost. PAYMENTS: 50% of total amount due must be made at time of reservation request to confirm reservation. 50% of total amount due must be paid on or before 60 days prior to check-in date Full amount due must be made at time of booking if check in date is within next 60 days. CANCELLATION POLICY: Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere. Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed. In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty. All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest. PENALTY-FREE 100% REFUND for Reservations Greater than 60 Days From Arrival: If cancelling entire or portion of reservation with an arrival date greater than 60 days from arrival a full 100% refund will be provided of all rental rates, fees and taxes. Please see Rental Agreement Cancellation Policy for details on cancellations made less than 60 days prior to arrival.
