Well look no further! This home (or shall we say HOMES) are perfect for a group looking for a little extra space. Both elevated homes are fully updated and newly renovated with bright coastal flair and high end designer touches. Luxurious linens and black-out shades are sure to ensure a blissful night's sleep! Follow the outdoor steps up to the main home has an open concept living, dining, and kitchen with vaulted ceilings and large covered front porch. The kitchen is fully equipped and stocked for whipping up a great meal at home or entertaining! The living room has a large screen TV and plenty of comfortable seating. The dining table seats 6-8 and the kitchen has additional island seating for 3. Follow the hallway down to both bedrooms, with the master suite housing a king bed, dresser, and smart TV with full en-suite bath with walk in shower. The second bedroom in the main home has two twin beds, closet, and smart TV. There is a full bath with walk in shower in the hall. There is a laundry room with washer and dryer. There is additionally a large deck off the back of the home overlooking the pool area and towards the guest home. Back on the ground floor underneath the main home, you will find a covered driveway and bar room with ping-pong, darts, cornhole, cooler, beach gear, table and chairs, and bar with seating for 4 perfect for enjoying a day poolside. Inside the beautifully landscaped and private pool area, you fill find a sparkling enormous heated pool with large sun shelves, in water table with umbrella, and an infinite edge spa which gently cascades water into the pool. From here you access the outdoor steps leading up to the guest home which has 2 bedrooms each with a king bed, smart TV, and their own kitchenettes stocked with essentials like a Keurig, ice bucket, mini fridge, dishes, silverware, glasses, and mugs. The guest home has a large jack-and-jill full bathroom with double vanity and large walk in shower shared between the two bedrooms. Underneath the guest home is an expansive covered outdoor patio area with a smart TV, table and chairs, fans, and seating. The pool area is surrounded with plenty of Adirondack chairs and sun loungers to enjoy the sun-drenched pool! The home is located on the north end of the island within easy walking distance of the gorgeous white sand gulf-side beaches of Anna Maria, adorable Pine Avenue shops and eateries, ice cream, the Waterfront Restaurant, trolley stops and the City of Anna Maria Pier! There is parking for 2-3 cars in the driveway. Guests do not have access to the ground floor garage. POLICIES: NO PETS. NO SMOKING. Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay. Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking. POOL & SPA (if any): The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (>20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment. PROPERTY SECURITY/SAFETY Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy. CLEANING AND SAFETY - We are dedicated to providing clean, safe, and comfortable homes for our guests and protecting the homes of our owners. - We have developed a comprehensive COVID-19 Vacation Safety Plan and Cleaning and Sanitation Plan. - We are offering an additional disinfectant fogging service option prior to arrival for added peace of mind. - All homes come with starter set of basic amenities, and all linens, towels, and bedding are provided. Cleaning fee covers cost of cleaning at departure. Daily housekeeping service is not included but available upon request at additional cost. PAYMENTS: 50% of total amount due must be made at time of reservation request to confirm reservation. 50% of total amount due must be paid on or before 60 days prior to check-in date Full amount due must be made at time of booking if check in date is within next 60 days. CANCELLATION POLICY: Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere. Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed. In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty. All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest. PENALTY-FREE 100% REFUND for Reservations Greater than 60 Days From Arrival: If cancelling entire or portion of reservation with an arrival date greater than 60 days from arrival a full 100% refund will be provided of all rental rates, fees and taxes. Please see Rental Agreement Cancellation Policy for details on cancellations made less than 60 days prior to arrival.
