The home is picture perfect from a Pottery Barn or Restoration Hardware magazine and couldn't be in a more perfect location! Located just a block to Pine Avenue shops, the free island trolley stop, Waterfront Restaurant, and close to the bay side beach and park. But because the island is narrow the gulf side beach is only a 6-8 minute walk directly down the opposite end of the street! This is one of the most sought after areas of the island to stay and for good reason as the bay is perfect for wading and splashing, the shops are nearby to peruse during the day, and the perfect flour-soft sand of the gulf is just a few blocks down! This a private single family elevated home with access by outdoor stairs to the front door. The spacious front deck offers seating to enjoy the breezes.  There is a lovely front porch perfect for sitting and drinking tea!  The french doors open up to the open concept living/kitchen/dining.  The entire home is on one level.  The kitchen has granite countertops, solid wood cabinets, and top-of-the line stainless steel appliances.  There is seating for 4 at the high-top dining table and an additional 2 at the island.  There is also a washer and dryer in the pantry closet.   In the master bedroom there is a large king bed open to the master bathroom with beautiful walk in shower!  The master bedroom king bed has a Sleep Number mattress for individualized settings on each side!  There are also french doors leading out to the front balcony/deck.  The second bedroom has a queen bed and full en-suite bathroom with shower/tub combination. Off the kitchen is access to the large outdoor back deck/balcony overlooking the pool area. The backyard area is almost like a resort with brand new cabana, outdoor seating and loungers, grill, bar, and indoor/outdoor area along the enormous sparkling heated pool! POLICIES: NO PETS. NO SMOKING. Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay. Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking. POOL & SPA (if any): The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (>20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment. PROPERTY SECURITY/SAFETY Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy. CLEANING AND SAFETY - We are dedicated to providing clean, safe, and comfortable homes for our guests and protecting the homes of our owners. - We have developed a comprehensive COVID-19 Vacation Safety Plan and Cleaning and Sanitation Plan. - We are offering an additional disinfectant fogging service option prior to arrival for added peace of mind. - All homes come with starter set of basic amenities, and all linens, towels, and bedding are provided. Cleaning fee covers cost of cleaning at departure. Daily housekeeping service is not included but available upon request at additional cost. PAYMENTS: 50% of total amount due must be made at time of reservation request to confirm reservation. 50% of total amount due must be paid on or before 60 days prior to check-in date Full amount due must be made at time of booking if check in date is within next 60 days. CANCELLATION POLICY: Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere. Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed. In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty. All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest. PENALTY-FREE 100% REFUND for Reservations Greater than 60 Days From Arrival: If cancelling entire or portion of reservation with an arrival date greater than 60 days from arrival a full 100% refund will be provided of all rental rates, fees and taxes. Please see Rental Agreement Cancellation Policy for details on cancellations made less than 60 days prior to arrival.
